Bramley Cottage is a traditional style 3 bedroom house with red clay tiles and Sussex flint boundary walls surrounded by an attractive mature garden, much admired by passers by, and used over many years as a venue for village events. The cottage is well equipped for 5 or 6 adults and families with children.
Vehicular access is via a village road and there is parking for two cars and additional parking opposite.
A Front Porch provides direct entry to a central hall with immediate access to a downstairs shower room and WC.
Broadband with the latest BT hub providing reliable access in all rooms and in the garden.
The Living Room retains the character of a Sussex cottage with windows to the front, rear and side offering immediate views of the garden and River Lavant, an intermittent chalk stream that runs along the eastern boundary. There is direct access via french windows to a patio at the rear. It accommodates two comfortable sofas, two easy chairs, a television/DVD player and an open fire.
In a locally made dresser you will find an up to date folder with comprehensive information on local events, facilities and places of interest together with a collection of books about Singleton, Chichester and West Sussex, including local history and wildlife, current guides and board games.
The Dining Room and Kitchen are open plan and located on the other side of the hall with a traditional table and chairs providing seating for six plus a high chair. There is a DAB Digital FM radio with Bluetooth Stre aming, so you will be able to tune in to a familiar local radio station or play your own music from your smart phone The kitchen has been completely refurbished with plenty of storage space, a new built in double oven incorporating a grill, a surface hob, dishwasher and fridge.
The Utility Room is beyond the kitchen and accommodates a second sink, washing machine and large fridge/freezer. There is plenty of space for coats, shoes, walking boots and drying clothes. Cycles can be kept here overnight. There is a door to the rear garden with access direct from the front drive via a path to the side of the house.
The Conservatory to the rear is entered from a door to the dining room. Comfortable chairs are lightweight and can be easily moved to the patio. The conservatory has double glazed windows on three sides providing a cosy sheltered space so you can enjoy views of the birds in the rear garden and hills beyond.
The rear garden can be accessed via the conservatory, living room or utility room. You will find rhubarb, loganberries, strawberries, late raspberries and bramley apples, when in season, and a small herb garden, the produce of which you are welcome to put to good use. The bramley tree is the focal point and a great place to hang bird feeders providing close up views of garden birds and butterflies you will be familiar with and some that are less common.
Two rear Patios are excellent places to rest and relax using our comfortable garden furniture, whilst enjoying being in the garden, having afternoon tea or drink in the evening, or perhaps making use of the barbecue provided.
The main Bedroom has breathtaking views of the Levin Down Nature Reserve and surrounding hills on three sides. It has the advantage of an ensuite with Aqualisa Quartz Digital shower and WC, a large double bed, a recliner, dresser and wardrobe. It can be used as a family room with the recliner being easily converted to a bed for a young child, and a cot provided, if requested.
The second Bedroom has views to the north and east. It accommodates a double bed with a built in wardrobe and dressing table with drawers.
Bedroom Three. Contains a Double bed and overlooks the main back garden. There is also a built in wardrobe, mirror and chest of draws.
All bedlinen, good quality duvets, comfortable pillows and additional covers are provided with bedside tables and lamps in all rooms.
The upstairs bathroom has a spacious shower area over a L-shaped bath with a Trevi Boost shower and a fitted bathroom cabinet providing plenty of space for storage.
The downstairs shower room has good quality triton electric shower and storage space within a bathroom cabinet.
Towels are provided for use within the cottage but please bring your own towels for swimming or use at the beach.
We have tried to make the cottage family friendly. We can fit a child safe gate at both ends of the stairs and provide a high chair and cot for your stay with us. All bedrooms have night lights that come on automatically when it gets dark. Night lights can be turned off if you do not need them.
Please note there is a step to negotiate when entering via the front porch, and when accessing the rear garden from the back door or conservatory with a step down from the raised patio where care needs to be taken. The river bank is planted with shrubs and plants and there is a boundary wall to the village road; but the river boundary is unfenced and the drive is not gated and children will need to be supervised when playing in the garden.
